Emergency Repairs: What to Do and Who to Call

Some maintenance situations require immediate attention β€” day or night. Here's how to handle a maintenance emergency at your PPM-managed home.

What Counts as an Emergency?

Contact us immediately for any of the following:

  • Gas leak β€” leave the building, call NJ Gas (PSE&G or your provider) first, then call us

  • No heat in cold weather (below 55Β°F inside)

  • Major water leak or flooding β€” shut off water at the closest valve if safe to do so

  • Sewage backup

  • No electricity (not a building outage)

  • Security concern β€” broken lock, broken window, or forced entry

  • Fire β€” call 911 first, then call us

How to Reach Us in an Emergency

Call (973) 646-4422 at any time. After hours, follow the prompts to reach our emergency line. Do not wait until the next business day for a true emergency.

Utility Emergencies

For gas leaks or utility outages, contact your utility provider directly as a first step:

  • PSE&G (Gas & Electric): 1-800-436-7734

  • Jersey City Municipal Utilities Authority: (201) 547-4600

  • Newark Department of Water & Sewer: (973) 733-6303

Then call PPM so we can coordinate on our end.

Not an Emergency?

For non-emergency issues, submit a maintenance request through your tenant portal. See How to Report a Maintenance Issue for instructions.
