Move-Out Walk-Through and Security Deposit Refund

When you move out, PPM will conduct a walk-through inspection of your unit. This determines the condition at move-out compared to your move-in report, and affects how your security deposit is handled.


Scheduling the Walk-Through

We encourage you to be present for the move-out inspection. Contact us at least 2 weeks before your move-out date to schedule. If you cannot be present, the inspection will proceed without you and you will receive a written report.


What We Inspect

The inspection compares current unit condition against your move-in report. We look at:

  • Walls, ceilings, and floors (damage beyond normal wear and tear)

  • Appliances and fixtures

  • Doors, windows, and locks

  • Cleanliness of the entire unit

  • Any items left behind

Normal wear and tear β€” minor scuffs, small nail holes, carpet wear from use β€” is not charged to tenants. Damage, stains, holes, broken items, or a unit left unclean will result in deductions.


Security Deposit Return

Under New Jersey law, PPM must return your security deposit (or an itemized statement of deductions) within 30 days of the termination of tenancy and return of keys. Funds are returned by check or direct deposit to the forwarding address you provide.


Common Deductions

  • Unpaid rent or fees

  • Cleaning if the unit is left dirty

  • Repairs for damage beyond normal wear and tear

  • Removal of abandoned belongings


Disputes

If you disagree with any deduction, contact PPM in writing within 15 days of receiving the itemized statement. We will review your objection. If a dispute cannot be resolved, New Jersey tenants may seek remedies through Small Claims Court (the Special Civil Part).
