What to do if you can't make rent β€” assistance programs, how to contact PPM, and what to expect.

Having Trouble Paying Rent?

Financial hardships happen. If you're struggling to make rent, the most important thing you can do is reach out to us early β€” before the due date if possible. The sooner we hear from you, the more we can do to help.


Step 1: Contact PPM Before the 5th

Call us at (973) 646-4422 or email [email protected] to explain your situation. We can discuss your options and document the conversation. We cannot waive fees or delay action if we don't hear from you first.


Step 2: Apply for Rental Assistance

New Jersey offers rental assistance programs for qualifying tenants. Some options include:

  • NJ Emergency Rental Assistance Program (NJERA) β€” check nj.gov/dca/ERA for current program availability

  • County and municipal assistance programs β€” contact your local social services office for programs specific to Hudson County, Essex County, or your municipality

  • 211 NJ β€” dial 211 or visit 211nj.org for a referral to local assistance resources

If you apply for rental assistance, notify PPM immediately so we can coordinate with the program if required.


What Happens If I Don't Pay

We understand difficult situations occur, but we are required to follow a consistent process for all tenants. If rent is not paid and no arrangement is in place:

  • A late fee is assessed after the 5th

  • A pay-or-quit notice may be issued

  • Legal proceedings may follow under the New Jersey Anti-Eviction Act

Early communication is always better than silence. We want to help you stay in your home.
