Purpose:
The purpose of this policy is to ensure that Proactive Property Management and its employees fully comply with all applicable Fair Housing Laws. This includes federal, state, and local regulations that prohibit discrimination in housing and rental practices. By adhering to these laws, we aim to provide equal access to housing for all applicants and tenants, regardless of their personal characteristics or status.

This policy applies to all employees, contractors, agents, and affiliates of Proactive Property Management, including those responsible for leasing, marketing, tenant screening, property management, maintenance, and other related services.
Fair Housing Act Overview:
The Fair Housing Act (FHA) is a federal law that prohibits discrimination in the sale, rental, and financing of dwellings based on the following protected characteristics:

Using language that implies preference or limitation based on a protected characteristic (e.g., “ideal for singles,” “no kids,” or “perfect for young professionals”).
Targeting advertisements to specific demographics, unless explicitly required by law (e.g., senior housing communities compliant with legal age restrictions).
2. Application Process and Tenant Screening:
All applicants will be treated equally during the application and tenant screening process.
We will use consistent screening criteria (e.g., credit checks, income requirements, rental history) for all applicants, regardless of their protected status.
Reasonable Accommodations for Disabilities: Proactive Property Management will consider reasonable accommodations or modifications for individuals with disabilities, provided such accommodations do not pose an undue financial or administrative burden or fundamentally alter the nature of the housing.
Example: Allowing service animals in a “no-pet” building if required by a tenant with a disability.
3. Leasing and Rental Terms:
All tenants will be offered the same terms and conditions for lease agreements, including rent, deposits, and lease duration.

Evictions will not be initiated or executed based on any protected characteristic. Proactive Property Management will ensure that all eviction actions comply with Fair Housing Laws and due process requirements.
Reasonable Accommodations and Modifications:
In compliance with Fair Housing Laws, Proactive Property Management will provide reasonable accommodations for individuals with disabilities. This may include adjustments to policies or procedures that enable a person with a disability to use and enjoy a dwelling.
